It has been announced today that PowerHouse Data Centers ("Powerhouse"), the developer and owner of next-generation data centers, is now the owner of 145 acres in Spotsylvania, Virginia to serve as the site of the PowerHouse 95 data center campus owned by American Real Estate Partners (AREP).. The sale of this property marks the second of two recent transactions for PowerHouse's joint venture with Harrison Street, following the announcement that the PowerHouse Reno site had been sold. Along with the closing of PH 95 and PH Reno, PowerHouse also has four development projects in northern Virginia underway, to the tune of more than 700 megawatts.

It is expected that PowerHouse 95 will feature three 300 MW substations, of which the first will be completed by October 2025 and will be capable of providing 150 MW. As a result of the first substation being completed, eight or more high-density data centers will be able to be built with the power it provides. In order to maximize the optionity for hyperscale tenants, Harrison Street and PowerHouse will be able to build four to eight powered shells and two additional substations that will maximize their flexibility.
